Taking Control of Moisture

Moisture is the #1 cause of building degradation. To maintain durability and air quality, we must gain control over moisture and keep our houses dry.

The basic forms of moisture introduction are:

  1. Bulk - liquid water
  2. Vapor - moisture in the air
  3. Capillary - wicking of moisture through building materials

Moisture generated INSIDE the house should also be controlled. Cooking, showers, and perspiration all produce large amounts of moisture.

This interior moisture should be regulated through proper design and use of spot ventilation systems (exhaust fans) and by proper dehumidification (typically achieved by the air-conditioner) in the warm/humid times of the year

 What Should You Look For?

We commonly see houses that aren't properly controlling moisture from inside and/or outside sources. Identifying moisture issues early can save money and future headaches.

Typical symptoms of uncontrolled moisture include:

  • Musty, moldy smells
  • Mold/mildew
  • Condensation on windows
  • Peeling or chipping paint
  • Cupping hardwood floors
  • Sticky, clammy air
  • Air conditioner runs a lot, but doesn't dehumidify
  • Dust mites & allergies
  • Water or mold in the crawlspace
  • Eflourescence on foundation walls
